Parasol Neighborhood Landscape Renovation Project

Exciting things are happening in our landscape! Parasol Neighborhood will be the first in a series of neighborhood-wide landscape renovations, aimed at updating our plant palette, refining the irrigation system, and improving our maintenance and sustainability. This project will be completed in phases, beginning September 2025 and concluding in spring of 2026. Expect to see plant and tree removals, irrigation repairs, new installations, and fresh mulch over the coming months.

WHY PARASOL?

This neighborhood presents us with a unique opportunity to solve landscape concerns that are consistent throughout the community on a small scale. Parasol has a foundation of mature plants to provide a backdrop for young plants to grow, varying types of architecture and hardscape layouts, and a combination of traditional and novel plant choices. Starting at Parasol allows us to move quickly and efficiently while providing us with a template for our larger neighborhoods.

WHAT’S CHANGING?

Responding to resident feedback is paramount in our efforts to maintain the landscape. Our goal is to uphold the original design intentions of each neighborhood while choosing plants that are compatible with our residents’ preferences and long-term sustainability. We are prioritizing safety and accessibility by editing out material that presents chronic encroachment onto walkways, utilities, and other hardscape items. Many seasonal grasses will be replaced with evergreen species that will not die back in the cool season or require frequent pruning to maintain.

COMMUNITY-WIDE PROJECTS

Parasol is not the only area receiving updates! As we work through this project, the landscape team is concurrently addressing work orders, management-directed renovations, irrigation repairs, and mulch applications throughout the entire community.

SCHEDULE

Phase I – September 2025 to November 2025

Phase II – November 2025 to January 2026

Phase III – January 2026 to March 2026

Work on this project will temporarily pause from November 21 to December 1, and from December 19 to December 29 with respect to our holidays. Regular maintenance scheduled this time will still take place.
