Parasol Neighborhood Landscape Renovation Project

Exciting things are happening in our landscape! Parasol Neighborhood will be the first in a series of neighborhood-wide landscape renovations, aimed at updating our plant palette, refining the irrigation system, and improving our maintenance and sustainability. This project will be completed in phases, beginning September 2025 and concluding in spring of 2026. Expect to see plant and tree removals, irrigation repairs, new installations, and fresh mulch over the coming months.

WHY PARASOL?

This neighborhood presents us with a unique opportunity to solve landscape concerns that are consistent throughout the community on a small scale. Parasol has a foundation of mature plants to provide a backdrop for young plants to grow, varying types of architecture and hardscape layouts, and a combination of traditional and novel plant choices. Starting at Parasol allows us to move quickly and efficiently while providing us with a template for our larger neighborhoods.

WHAT’S CHANGING?

Responding to resident feedback is paramount in our efforts to maintain the landscape. Our goal is to uphold the original design intentions of each neighborhood while choosing plants that are compatible with our residents’ preferences and long-term sustainability. We are prioritizing safety and accessibility by editing out material that presents chronic encroachment onto walkways, utilities, and other hardscape items. Many seasonal grasses will be replaced with evergreen species that will not die back in the cool season or require frequent pruning to maintain.

COMMUNITY-WIDE PROJECTS

Parasol is not the only area receiving updates! As we work through this project, the landscape team is concurrently addressing work orders, management-directed renovations, irrigation repairs, and mulch applications throughout the entire community.

SCHEDULE

Phase I – September 2025 to November 2025

Phase II – November 2025 to January 2026

Phase III – January 2026 to March 2026

Work on this project will temporarily pause from November 21 to December 1, and from December 19 to December 29 with respect to our holidays. Regular maintenance scheduled this time will still take place.

This project will be completed in phases. The boundaries outlined in the map indicate general areas and do not include any planters maintained by sub-associations. In these areas, this project will address only parkway planters maintained by the master association. Due to the nature of this project, the schedule is an estimate that is subject to change based on inclement weather that would create unsafe working conditions or other unforeseeable factors.

Project Updates:

9/2/25 - Park West crew will be in Phase 1 area beginning the project.

9/5/25 - Work has commenced in Parasol! We are beginning in Phase I with demolition, removing oversized and ailing specimens throughout the parkways. This will continue into next week and include more home front and garage areas. Larger, healthy succulent specimens will be transplanted to areas with more space to allow them to continue growing and thriving in our community.

9/12/25 - Parkway clearance continues in Phase I of Parasol, including some portions of home fronts and garage planters. Along with plant removals, we are also performing selective tree removals. Our arbor care vendor is currently marking specimens for removal based on structural integrity and safety, overall health, and general risk factors like aggressive roots near utilities and proximity to structures. Tree removals will begin next week.

9/19/25 - Demolition continues in parkways, home fronts, and garages. High priority tree removals have been completed and stump removal is nearly complete. Not every potential tree removal will be executed in this project, as we will be leaving low-risk specimens in place to provide coverage while younger trees establish. Healthy plant material is also left in place to preserve as much of our landscape as possible during this process.

9/26/25 -Demolition continues and transplanting existing plants. New plants will be installed soon, along with irrigation.

10/3/22 - Plants have arrived! We are receiving material from several sources, so you may see spaces left in the landscape while we wait for more arrivals. Plants are currently being installed in parkways, and we will move to home front areas once these are completed.
